What will add more value to my home?
I am going to be remodeling. One of the projects is to push my kitchen back, making the wall behind it a solid wall in the hallway. Should I sacrifice a foot of space from the kitchen expansion to add a bookshelf or display cabinet on that wall, or make it a flat wall? When you open the front door, this wall is directly in front of it, about 3 feet, and then leads down the hallway. Which will add more value to my home and look nicer, too?
P.S.- I do have collectibles that are unusual to display that could go in that space...or not.
I don't plan on selling, but you never know. I'd like to display my items, and the space could also be a recessed into the wall bookcase. Should it be a flat wall or usable area?
My understanding is that you are expanding your kitchen, not decreasing the size as the others have mentioned, which is a good thing.
My prefference would be to leave the wall as is with no bookcase. A bookcase would only add clutter, which is not very inviting when one enters the home. I would go with an attractive artwork that draws interest. Be selective here. Definitely not a mirror in an entrance way, since no one wants to see their own reflection upon entering. A large vase on the floor with some sort of dry arrangement below the artwork would look nice, providing you don't have little children. A hall table with only a couple decorative items could substitute, providing the table does not interfere with traffic flow.
Improving/modernizing your kitchen and bathroom adds value to your home, since they are the most noticed when potential buyers view your house. Improvements in both these areas will increase value. Wood floor, tile, attractive and well organised cabinets, and updated appliances all help.
Bring your house up to date with the times. No one wants to cook in a kitchen that screams from the 70's or 80's, and that brown or green shag rug does nothing for resale. Hardwood is in.
